In the UK, it is estimated that as many as 50% of Energy Performance Certificates (EPCs) contain at least one errror, often stemming from mistakes or assumptions made by assessors.
So while EPCs are becoming increasingly influential in lending decisions and property valuations, they often provide a misleading representation of the running costs, retrofit options, liveability and / or energy efficiency of properties. In many cases, this can lead to properties being downgraded to a lower EPC band after a new assessment.
